Helsinki is launching a new rental model to bring long-vacant street-level spaces back into use. The city is offering these premises through a competitive bidding process, with a pilot programme in Malminkartano, Kannelmäki, Malmi, Mellunkylä, and Meri-Rastila.

The initiative aims to make rental spaces more accessible for businesses, cultural operators, and associations.

The selected properties have been vacant for more than six months and will be available for both long-term leases and short-term pop-up use. The minimum rental period is three months, and contracts will be open-ended.

The available spaces are suitable for shops, offices, and similar uses. Detailed information on each property is included in the individual rental listings.

The city has set a starting price for each space, which represents the minimum acceptable rent. The final rent will be determined through the bidding process on the online platform Huutokaupat.com. The starting price for commercial spaces is approximately €7.50 per square metre, and eight properties are available for lease.

Typically, Helsinki rents out street-level spaces based on market value assessments. The new model ensures that rental prices remain reasonable, with starting prices set according to maintenance costs rather than market demand.
